Inventory Pack |

Inventories are vital tools for landlords. The need to deal with tenants deposits through an approved tenancy deposit scheme means that the decision to withhold money from a deposit can no longer be the landlord’s decision. Without a comprehensive inventory, landlords will be unable to prove to arbiter condition of property at letting and damage subsequently caused. The inventory is therefore, a must for all landlords. Inventories do not however take the place of photo’s they are in addition.
The inventory template in this pack has been produced in MS Word and has been saved as a normal document .doc file. The inventory contains no coding other that that included in MS Word.
The template contains a number of basic tables. These are:
- An address and property description table
- A check-in table to be signed and dated by landlord and tenant
- A check-in table to be signed and dated by landlord and tenant
- A room / area name and description table
- An inventory table
The template has been arranged so that the individual table can where required be copied and pasted to allow each room of a property to be covered by an inventory.

Guarantor Pack |

A guarantor agreement (sometimes known as surety or rent guarantee) is used by a landlord where there is concern over the tenant’s ability to pay the rent. The role of the guarantor is to pay the rent should the tenant default in payment. The guarantor also pays the landlord for any losses, expenses or damages that have occurred as a result of the tenant failing to carry out their obligations under the terms of the tenancy agreement. If the guarantor defaults in meeting the terms set out in the guarantor agreement the landlord can refer the matter to the Small Claims Court.
It is worth noting that if a credit check is carried out on a prospective tenant and it comes back with a low score this could be because the tenant has a poor bank credit caused by lack of employment or regular income. It could also be because they may not have had a fixed address and are not listed on an electoral register. Or it could be due to a history of debts including a Count Court Judgment (CCJ). If unsure about the prospective tenant’s ability to pay the rent, for peace of mind consider only letting to them if they have a guarantor. A credit check can be carried out on the guarantor. The Guarantor Declaration sets out what the guarantor is giving permission for the landlord/agent to do, which includes for a credit check.
