When your tenant stops paying their rent, LIS will:
- Take prompt legal action serving notices on your
tenants quickly to minimize your debt and maximize your
income;
- Provide an independent and impartial mediation
between you and your tenant which facilitates the reaching of solutions
in disputes and problems; and
- Instruct solicitors to issue a claim at the County
Court for a possession order to evict your tenant; or
- Provide you with the essential tools
necessary to issue your own possession case to the County Court
for a possession order to evict your tenant, saving you the expense of
a solicitor.

The LIS service has three core elements:

Notices must be served
when a tenant breaches their tenancy agreement. A notice is the first
step towards a legal action and evicting your tenant.
- Preparation and service of notices for breaches not
paying the rent or any other breach of the tenancy agreement.
Many landlord and
tenant problems can be solved without the need for costly legal action.
LIS provide a mediation service to landlords that require a dispute to
be resolved. LIS can act as an independent and impartial mediator who
facilitates compromising solutions where possible.
In providing this
service, LIS will establish contact with tenants and discuss openly in
a non-judgmental manner the sources of friction endangering the
tenancy. LIS will seek to ensure that the landlord's rights and
property are protected, whilst also relaying any concerns that the
tenant may have to the landlord. LIS will at the same time explain to
the tenant quite clearly the possible results of any failure to comply
with their tenancy agreement.
If you want to evict
your tenant you must have served a notice on them. Once the notice has
expired, papers (particulars of a claim) are filed to the County Court
requesting for a possession proceedings to be issued. There are two
ways in which to make a claim for possession at the County Court.
- Accelerated - this is a fast track possession
procedure that does not usually require a hearing. A possession order
is granted around 8 weeks from when the court receives the particulars
of a claim. Once a possession order is granted it can take a further 4
weeks for an eviction date with the bailiffs to be fixed. Total time
for re-possession is around 12 weeks.
- Possession with full hearing - to obtain a possession
order through this route a hearing date is usually set by the County
Court around 12 weeks from when the particulars of claim are received
by the Court. It takes a further 4 weeks to obtain an eviction date
from the bailiffs. Total time for re-possession around 16 weeks.

Service 4 includes the full:
- Management of the instruction of solicitors for
accelerated possession proceedings.
- Management of the instruction of solicitors for
possession proceedings with a hearing.
A handholding service is provided by LIS for those landlords who wish
to commence with possession proceedings in the County Court, and who
also want to learn how to do it themselves. This service is for those
landlords who want to complete their own particulars of claim, send
them to the court and represent themselves at the possession hearing.
Solicitors are not used for this service.
LIS provides two eviction services:
- Instruction of bailiffs for evictions or;
- Instruction of bailiffs for eviction and attend the
eviction.
Locksmiths can be arranged at an additional charge.
- Provision of free advice on the collection of your
former tenant arrears'. The use of the Small Claims Court and debt
collector agencies.
There are occasions when you just want your property back. For example
if want to sell your property. In these cases LIS can offer a full
possession package. We will commence with the service of notice,
correspond with your tenant and advise them on action being taken,
complete court papers and file to court for a possession hearing,
obtain a possession order and apply to the bailiffs for an eviction
